Linda Hartman, came together with a purpose. Our purpose is to share our 30+ years of Real Estate knowledge with you, the consumer, in a way that makes you feel like you are part of our team. A Real Estate transaction has many parts and many players. The Buyer and the Seller are both an integral part of that process. At Hartman & Associates we make the Buyer and the Seller part of our team. Hartman & Associates are a team of Real Estate professionals, dedicated to providing you with award winning customer service and the experience and knowledge necessary in today's challenging market. Shortsale and Bank Owned REO Forclosures have taken over the Reno/Sparks market. Nevada is rated in the top five states for the highest foreclosure rates. These transactions can be time consuming, frustrating and difficult to complete. This is why we feel that it is critical to have experienced Realtors on your side. Linda are very experienced in 1031 exchanges and investment purchases, as well. It is critical for investors to hire very seasoned agents, who are well versed in the process and rules that accompany these types of sales. We are both Licensed Property Managers and own rental properties. This allows us to have first hand knowledge that is invaluable to an investment transaction. When it comes to selling your home, many people today are faced with being upside down in their equity position. Linda has extensive experience, negotiating a shortsale on your behalf. A shortsale is an alternative to foreclosure that can have a less negative impact on your credit. Please call our office about this option - we can HELP! Call us today, if you are interested in discussing the purchase of a home or investment property, or if you need to sell a property. Hartman and Associates are available to meet all of your Real Estate needs.

Closing or Settlement >Closing Tips
The conclusion of a real estate transaction is an exciting time for everyone involved. The closing table is the ideal place to sign papers, trade keys, and drink a toast to the new homeowners. Sometimes that setting is filled with tension and pressure as each side tries to work out important details of the transaction at the last minute.
How can you help make your closing a relaxed and happy one? First, try to get the details worked out ahead of time. There may be a few unresolved issues, such as repairs that were not completed, a disappearing dining room chandelier or a pre- or post-closing occupancy agreement. The atmosphere should remain positive in order that minor upsets will not threaten the entire transaction. If you anticipate a problem, no matter how minor it may seem, be sure to communicate the situation to your real estate agent in advance, so that it can be addressed before it has a chance to escalate.
